The Equity Builder Loan – This Loan offers 0% Down, 100% financing with a shorter amortization period of 15 or 20 years, and a lower interest rate that allows the borrowers to build home equity faster. The Home Equity Loan – Also known as a HELOC is a second mortgage or lien on your existing home. You are borrowing out the Equity in either a Lump Sum or on a need basis as it is a Line of Credit. Your payments begin right away and can be structured as Interests only or amortized with both Principal and Interest with a payback TERM of 15 years. Interest is usually set at 2% higher than the current Prime rate.

Construction Loan – We offer a true Construction to Permanent Residence Loan. We can Loan funds for the purchase of both the value of the Land and the New Construction combined with as little as 5% down OR if you already own the land, we can use that asset value as your Down Payment or Equity and lend you the funds for the Construction part only. IF you find a home you like and it requires repairs such as new floors, carpeting, new windows, appliances, a new roof or you want to make some significant home improvements upfront before you move in such as; an additional room, AC, a Garage, remodel the Bath or Kitchen for example. Doctors Loan – This Loan provides special financing features for Doctors who have signed employment contracts with start date no less than 60 days from the note date, for your Primary Home. Professional Loan – This Loan provides special financing features for an Attorney, Veterinarian, Medical Resident, or Fellow or a Ph.D. in a Non-Medical profession. This loan offers 3% Down or 97% Financing with NO Mortgage Insurance.

CONDO Warrantable and NON-Warrantable Loans – These loans are very popular for both Primary and Second-home purchases. We also offer to finance Investment purchases. Each Condo / Townhome Community is unique in the Amenities they offer and in their location to the beach. Each HOA has its own Management company. As a result, in addition, to your Home Inspection, you will also need to order a Condo Property Management Review. The Bank will review it and make a determination as to whether it meets standard-conforming or non-conforming guidelines. Thus the Term NON-Warrantable. We suggest calling us first to make sure the property you are seeking is in fact on the VA, FHA, USDA and Fannie Mae, and Freddie Mac approved list, depending on your chosen loan program. In this way, you will know upfront what your minimum deposit will be, as well as the financial solvency of the HOA and Property Management Company.
